Why do buyers choose West Hartford?

Most buyers I talk to bring up the same things. They like that West Hartford Center and Blue Back Square give the town a real walkable core with restaurants, shops and the Noah Webster Library. They like the parks, including Elizabeth Park on the Hartford line, Westmoor Park, Fernridge Park and the trails at the West Hartford Reservoir. The town also runs outdoor pools, two municipal golf courses and an indoor skating rink.

It is also close to a lot of jobs. Downtown Hartford is next door, UConn Health is in neighboring Farmington, and Saint Francis Hospital and Hartford Hospital are both a short drive away. The University of Hartford and the University of Saint Joseph are both tied to town.

Here is the honest part. That popularity is exactly why it is hard to buy here. You are usually not the only offer on a house.

How competitive is the West Hartford housing market?

Very. Redfin's July 2026 data showed a median sale price of about $582,000 in West Hartford, up roughly 8 percent from a year earlier. Homes were going under contract in about two weeks, and about 4 out of 5 sold for more than the list price.

What that means for you in real life:

  • The list price is often a starting point, not the final number.
  • You may have only a few days between the first showing and the offer deadline.
  • You need to know your comfortable monthly payment before you walk in, not after you fall in love with the kitchen.
  • A strong offer is not only about price. Sellers also look at your financing, deposit, closing date and how clean your terms are.

What types of homes can you find in West Hartford?

Older single-family homes

This is the heart of the West Hartford market. You will see a lot of Colonials, Tudors and Capes from the 1920s through the 1950s, along with ranches and split-levels from the decades after. Many have original details like hardwood floors, plaster walls, built-ins and radiators. Many also have older systems that need a close look.

Two-family and three-family homes

You can find multifamily homes in parts of town, especially in the Elmwood area and near Park Road. These can work for buyers who want rental income to help with the mortgage. Ask your lender how they count that rent, because the rules differ by loan type.

Condos and townhouses

Condos are often the lower-priced way into West Hartford. Before you commit, review the monthly fee, the budget, the reserve fund, any special assessments, the rental rules and the pet rules. Your lender may also need to approve the condo association itself.

New construction

West Hartford is mostly built out, so new construction is limited. If a newer home is a must-have, tell me early so we can widen the search to nearby towns.

What are the different areas of West Hartford like?

I will not tell you which part of town is "best." What I can do is describe the housing and what is nearby, so you can match it to your budget, your commute and your daily routine.

  • West Hartford Center and Blue Back Square: the walkable dining and shopping core. Nearby streets have older Colonials and Tudors, plus condos and apartments.
  • Elmwood: the southeast part of town along New Britain Avenue. A mix of Capes, Colonials and multifamily homes, with the Elmwood CTfastrak station and the Faxon branch library.
  • Park Road: a small business corridor between the Center and the Hartford line, with smaller single-family homes and multifamily homes on the side streets.
  • Bishops Corner: the north end, around North Main Street and Albany Avenue. Shopping plazas, a branch library, condos and a lot of mid-century homes.
  • West Hill: a historic district of 1920s homes near the Center.
  • The west side near Mountain Road and the reservoir: generally larger lots and a quieter, more spread-out feel.
  • Near Westfarms: the southwest corner by the Farmington line, close to the mall and I-84.

For schools, use the West Hartford Public Schools website to confirm which schools are assigned to a specific address. Do not rely on a listing for that.

How do property taxes work in West Hartford?

This is the section I most want you to read, because taxes are a big part of your monthly payment here.

Connecticut towns tax real estate using the assessed value and the mill rate. The basic math is:

Assessed value x mill rate, divided by 1,000 = yearly property tax

Example: a home with an assessed value of $250,000 at the current 46.77 mill rate would be about $11,692 a year, or about $974 a month.

Three things to know:

  1. Assessed value is not the sale price. Connecticut assesses real estate at 70 percent of market value as of the last revaluation. West Hartford's last revaluation was in 2021, so current assessments are well below what homes sell for today.
  2. A new revaluation takes effect October 1, 2026. The town plans to mail notices of the new values in November 2026. The first tax bills based on them are due July 1, 2027.
  3. The tax amount on a listing today may not be what you pay in 2027. When assessments go up, the mill rate usually comes down, but individual bills can still shift up or down. The new mill rate will not be set until the spring 2027 budget.

My advice: ask your lender to estimate your payment using the current tax bill, then leave yourself some cushion in case it changes after the revaluation.

What should a West Hartford home inspection cover?

Older homes can be wonderful. They also come with older parts. On top of a standard home inspection, talk with your inspector about:

  • Electrical: knob and tube wiring, fuse panels, undersized service and ungrounded outlets.
  • Sewer line: a camera scope of the pipe from the house to the street, especially with mature trees in the yard.
  • Oil tanks: the age and condition of a basement tank, and any sign of a buried tank from years ago.
  • Heating: the age of the boiler or furnace, and whether the home has steam or hot water radiators.
  • Roof and chimney: slate and older roofs need someone who knows them. Chimneys often need liners or repointing.
  • Basement: moisture, drainage, and foundation cracks.
  • Radon: an inexpensive test that is worth doing in any Connecticut home.
  • Lead paint and asbestos: common in homes built before 1978. Ask what was tested and what was only observed.

The lowest-priced house is not always the cheapest one. A $20,000 difference in price disappears fast if one home needs a new roof and electrical work.

What about water, sewer and heat?

West Hartford is a member town of the Metropolitan District (MDC), which provides public water and sewer service to most properties. Still confirm it for the exact address. Many homes heat with natural gas, and oil heat is still common in older houses. Ask for 12 months of utility costs when you can.

How is the commute from West Hartford?

  • Downtown Hartford: about 5 miles east. Often 10 to 20 minutes by car, depending on where in town you start and what time you leave.
  • I-84: runs through the south side of town, toward Hartford in one direction and Farmington and Waterbury in the other.
  • CTfastrak: stations at Elmwood and Flatbush Avenue connect to downtown Hartford and New Britain on a bus-only roadway.
  • Bradley International Airport: roughly 25 to 30 minutes north in normal traffic.

Test your actual commute at the time you would really drive it before you make an offer. I-84 at 8 AM is a different road than I-84 at 1 PM.

How to buy a home in West Hartford, step by step

  1. Pick your monthly number first. Include mortgage, taxes, insurance and any condo fee.
  2. Get fully pre-approved. In a market this fast, a pre-approval is information, not pressure. It tells you what is realistic.
  3. Ask about first-time buyer programs. Your lender can tell you whether you qualify for a Connecticut Housing Finance Authority (CHFA) loan or down payment help.
  4. Decide your must-haves and your nice-to-haves. Write them down before you tour.
  5. Tour with a condition checklist. Look at the roof, basement, electrical panel and heating system, not only the kitchen.
