Quick answer: New Britain is a Hartford County city where the median sale price was $354,266 in August 2026, according to Redfin, and homes sold for about 105 percent of list price on average. The FY2027 mill rate is 39.18, so property taxes need a real spot in your budget. You also get older homes with character, the CTfastrak busway into downtown Hartford, Route 9 access, and Walnut Hill Park right in the city. If you are a first-time buyer or a renter thinking about buying, New Britain is worth a close look, as long as you run the full monthly payment and inspect carefully.

I'm Rachel Natal, a Realtor licensed in Connecticut and Massachusetts, and right now I'm especially focused on helping Connecticut buyers make clear, confident decisions town by town. Here is what I'd want you to know about New Britain before you start touring homes.

What is New Britain, CT like for home buyers?

New Britain sits in central Connecticut, in Hartford County, a short drive southwest of Hartford. It has long been nicknamed the Hardware City because of its manufacturing history, and you can still see that history in the older homes, brick buildings and established streets around the city.

For buyers, New Britain usually comes up when someone wants to stay close to Hartford, Farmington, Berlin, Newington or Plainville but needs a price point that works. The tradeoff is the tax rate. New Britain's FY2027 rate is 39.18 mills, compared with 35.86 in Plainville and 23.29 in Southington, two nearby towns. That is why I always talk about the full monthly payment here, not just the list price.

What do homes cost in New Britain right now?

Here is what Redfin reported for New Britain for August 2026:

  • Median sale price: $354,266, up 5.4 percent from a year earlier
  • Homes sold: 146, up 13.8 percent from a year earlier
  • Median days on market: 37 days, which is 9 days longer than a year earlier
  • Sale-to-list price: 105.2 percent, meaning the typical home sold above its asking price
  • Redfin Compete Score: 78 out of 100, which Redfin calls very competitive

What that means in real life: good homes at a fair price still get attention, and many buyers end up paying over asking. Homes are taking a little longer to sell than last year, though, so you may have a bit more breathing room than buyers had in 2025. Getting pre-approved before you tour is the best way to be ready without rushing.

How much are property taxes in New Britain?

New Britain's mill rate for fiscal year 2027 (July 1, 2026 to June 30, 2027) is 39.18 mills for real estate, based on the October 1, 2025 grand list. The motor vehicle mill rate is 32.46.

Properties inside the New Britain Downtown District special services district pay an extra 2.75 mills on top of the city rate, so if you are looking at a downtown property, ask whether it is inside that district.

Here is a rough example. In Connecticut, homes are assessed at 70 percent of their appraised market value. If a home had an appraised value equal to the August median of $354,266, the assessment would be about $247,986. At 39.18 mills, that works out to about $9,716 a year, or roughly $810 a month.

The real tax bill is based on the city's assessment, not on what you pay for the house, so always look up the actual assessment on the listing or the city's assessor records. If mill rates are new to you, I wrote a full explainer on how Connecticut mill rates and property taxes work.

What kinds of homes will you find in New Britain?

New Britain has a lot of older housing. A 2017 analysis of Census data by CT by the Numbers found that about 64 percent of the city's housing was built before 1960. When you search listings, you will see a mix of single-family homes, condos and multi-family properties.

Older homes can have beautiful details and solid bones. They can also come with older electrical systems, older heating systems, oil tanks, lead paint (common in homes built before 1978) and deferred maintenance. None of that has to be a dealbreaker. It just needs to be part of how you compare homes and what you budget for after closing.

If you are open to a two to four unit property and plan to live in one of the units, some loan programs, including FHA loans, can be used for owner-occupied multi-family homes. A lender can tell you exactly what you qualify for and how rental income might be counted.

How is the commute from New Britain?

New Britain has a few things going for it on commuting:

  • CTfastrak: A 9.4 mile dedicated busway that opened in March 2015 and runs from Downtown New Britain station to downtown Hartford.
  • Route 9: Runs through the city and connects toward I-84 to the north and I-91 to the southeast.
  • Route 72: Heads west toward Plainville and Bristol.

Drive times depend a lot on where in the city you live and what time you leave, so I always suggest doing your real commute once at rush hour before you make an offer.

What is there to do around New Britain?

A few local spots I'd point out on a first visit:

  • Walnut Hill Park: About 98 acres, with landscaping designed by Frederick Law Olmsted, the Darius Miller Band Shell and the city's World War I memorial, which was installed in 1928.
  • New Britain Museum of American Art: Founded in 1903 and right next to Walnut Hill Park.
  • Downtown New Britain: Restaurants, shops and the CTfastrak station all in one area.

What should buyers check before making an offer in New Britain?

  1. Run the full monthly payment. Principal, interest, taxes at 39.18 mills, homeowners insurance and any condo fee. This matters more here than the list price.
  2. Check the actual assessment. Use the city's assessment, not your purchase price, to estimate taxes.
  3. Plan a thorough home inspection. With older homes, ask your inspector about the electrical panel, heating system, roof age, any oil tank and signs of water in the basement.
  4. Ask about the foundation. It is a smart question for any Connecticut home. Here is my guide on crumbling foundations and what buyers should check.
  5. Look at down payment help. If you are a first-time buyer, start with my post on CHFA and down payment help in Connecticut.
  6. Read the property condition disclosure. Connecticut sellers fill out a Residential Property Condition Disclosure Report, and since July 1, 2025 it includes flood questions too.

Is New Britain worth a look if you are renting now?

If you are renting in Hartford County and wondering whether buying could be realistic, New Britain is one of the places I'd want you to at least compare. The purchase price and the tax rate both shape your monthly payment here, which is exactly why I like to run real numbers side by side instead of guessing.

Getting pre-approved is not a commitment. It is just information. Once you know your real monthly comfort zone, it gets a lot easier to decide if New Britain, or a nearby town, fits. My post on what your rent could actually buy in Hartford County is a good next read.
