I want to be careful with this topic, because "stop throwing money away on rent!" is one of the most annoying things real estate agents say. Renting is not throwing money away. It buys you flexibility, and for plenty of people it's the right choice this year.

But if you're paying $1,800–$2,400 a month in Hartford County and you've never actually run the numbers on buying — you deserve to know what those numbers say. Information first. Decisions later.

The honest math

A monthly payment in that range — including taxes and insurance — can put real homes on the table in towns like East Hartford, Manchester, and Newington. Exactly what depends on interest rates, your down payment, and the town's taxes, which is why generic online calculators disappoint. But renters are consistently surprised in both directions: some find out they could buy now, and some find out they're 6–12 months of preparation away. Both are wins, because both come with a plan.

The down payment myth

The single biggest misunderstanding I hear from renters: "I need 20% down." You don't. There are loan programs in Connecticut with far lower down payment requirements — some as low as 3% for first-time buyers, and CHFA programs can help with down payment assistance. Twenty percent avoids mortgage insurance, but it is not the price of entry.

What pre-approval actually is

It's a free look at your options. A lender reviews your income, savings, and credit, and tells you what you'd qualify for. It doesn't commit you to anything and it doesn't mean you have to start touring homes that weekend. I tell my renters to treat it like a checkup: you want the information even if the answer is "not yet."

What "not yet" looks like

If the numbers say wait, we make the waiting useful: a credit plan, a savings target, and a date to re-check. Renters who do this become buyers on purpose instead of by accident.
