Quick answer: West Haven is a shoreline city next to New Haven, about 3 to 4 miles from downtown, with its own Metro-North station and miles of public beach. The city mill rate for fiscal year 2026 to 2027 is 25.58, but every property also pays a fire district tax, which brings the total real estate rate to 33.36, 34.41 or 36.48 depending on where the home is. Before you buy, know your fire district, look closely at the age of the house, and check the flood zone on anything near the water.
I'm Rachel Natal, a Realtor licensed in Connecticut and Massachusetts with Real Broker LLC. West Haven is worth a look if you want to be near New Haven and near the water without stretching your budget as far. Here is what I would want you to understand first, with no pressure.

Why do buyers choose West Haven?
Three things stand out: the shoreline, the location and the price.
The city describes its beachfront as the longest stretch of publicly accessible shoreline in Connecticut, roughly 3 to 4 miles of beach on Long Island Sound. A path runs along the beaches, with Bradley Point Park, Morse Park and the Sandy Point Beach and Bird Sanctuary along the way.
Downtown New Haven is next door, and the train station is within walking distance of downtown West Haven. The West Haven VA Medical Center and the University of New Haven are both here, and Yale's West Campus sits on the Orange and West Haven line.
On price, the median sale price here is lower than in neighboring Milford or Orange.
The honest part: the housing is older, the fire district tax catches buyers off guard, parts of the shoreline are in flood zones, and most homes sell above asking.
How competitive is the West Haven housing market?
Very. Redfin's data for the three months ending August 2026 showed a median sale price of about $411,000 in West Haven, up about 14 percent from a year earlier. Homes sold after a median of 40 days on the market, and about 2 out of 3 (68.7 percent) sold for more than the list price.
- The list price is often a starting point. On average, homes sold for about 3 percent over asking.
- Get fully pre-approved before you tour, and know your payment with the fire district tax included.
What types of homes can you find in West Haven?
Single-family homes
A little under half of West Haven's housing units are detached single-family homes, according to Census Bureau estimates. About half of all housing was built before 1960, so expect older Colonials, Capes and bungalows, along with ranches from the decades after.
Two-family to four-family homes
More than 1 in 5 housing units is in a building with two to four units. Rent can help with the mortgage. Ask your lender how it is counted, and have your attorney confirm the legal number of units.
Condos and apartments
Roughly a quarter of housing units are in buildings with five or more units, condos and rentals included. For a condo, review the fee, budget, reserves and rules, and ask about a master flood policy near the water.
New construction
Very limited. Only about 2 percent of West Haven's housing was built in 2010 or later.
What are the different areas of West Haven like?
I will not tell you which part of West Haven is "best." I can describe the housing and what is nearby. The three fire districts match the city's three main sections.
- Center (downtown): around Campbell Avenue and Main Street, with City Hall and the train station nearby. Older single-family and multifamily homes on city lots.
- Allingtown: the hilly northern part of the city, home to the University of New Haven, with Route 1 and Route 34 close by. A mix of single-family homes, multifamily homes and apartments.
- West Shore: the southwest part of the city along Ocean Avenue, toward the Milford line. It has the lowest combined mill rate of the three this year.
- Savin Rock: the beach area along Captain Thomas Boulevard, where an amusement park once stood. Today it is parks, the shoreline path, condos, apartments and older homes.
- Prospect Beach: the shoreline between Savin Rock and West Shore.
- Sandy Point: the east end of the shoreline, by the beach and bird sanctuary.
For schools, contact West Haven Public Schools to confirm which schools are assigned to a specific address. Do not rely on a listing for that.
How do property taxes work in West Haven?
This section surprises people. West Haven has one city mill rate, but fire protection is funded through three fire districts, and each has its own tax rate on top.
Assessed value x (city mill rate + fire district mill rate), divided by 1,000 = yearly property tax
Example: a home with an assessed value of $200,000 for fiscal year 2026 to 2027.
- Center district (36.48 mills): $7,296 a year, or $608 a month.
- Allingtown district (34.41 mills): $6,882 a year, or about $574 a month.
- West Shore district (33.36 mills): $6,672 a year, or $556 a month.
Same assessment, and the yearly bill differs by more than $600 between districts.
- Assessed value is not the sale price. West Haven assesses property at 70 percent of fair market value as of its 2024 revaluation.
- Confirm what a listing's tax figure includes. Ask whether it includes the fire district tax and how that tax is billed. The Assessor's Office posts a street list by fire district.
- Cars are taxed differently. The combined motor vehicle rate is 28.58 in the Center and Allingtown districts and 32.46 in West Shore.
- There are other charges. The sewer charge is $543 per unit, and a small Lake Phipps taxing district adds 3.464 mills.
My advice: have your lender use the full tax for that address, district included.
What should a West Haven home inspection cover?
Plan for an older-home inspection. Beyond the standard items, ask about:
- Electrical: knob and tube wiring, fuse panels and ungrounded outlets.
- Sewer line: a camera scope of the pipe from the house to the street.
- Heating and oil tanks: the age of the boiler or furnace, and any oil tank, including a buried one.
- Roof, chimney and basement: roof age, chimney liners, moisture and any sign of past flooding.
- Multifamily items: separate utilities, a second way out of each unit, and porches and stairs.
- Radon, lead paint and asbestos: test for radon in any Connecticut home. Lead paint and asbestos are common before 1978.
What about water, sewer and heat?
The Regional Water Authority provides public water in West Haven. The city runs its own sewer system and bills a sewer charge of $543 per unit. Still confirm both for the exact address.
United Illuminating is the electric company, and Southern Connecticut Gas serves West Haven. Ask for 12 months of utility costs.
What should buyers know about flood zones in West Haven?
FEMA's flood maps show high-risk AE and VE zones along West Haven's shoreline. Here is what to check on a home near the water.
- Look up the flood zone. Zones that start with A or V are high-risk. VE is the coastal zone with wave action. Zone X is lower risk, not zero.
- Know the insurance rule. In a high-risk zone with a government-backed mortgage, you must buy flood insurance. Most homeowners insurance does not cover flood damage.
- Get the real cost. Ask the seller what they pay for flood insurance now, then get your own quote.
- Ask for an elevation certificate. It is no longer required for a National Flood Insurance Program policy, but it may lower the cost.
- Ask before you renovate. Under federal rules, work costing 50 percent or more of a building's market value counts as a substantial improvement in a flood zone. Check with the city before you plan a major project.
How is the commute from West Haven?
- Downtown New Haven: about 3 to 4 miles. Often 10 to 20 minutes by car, depending on time of day.
- Downtown Bridgeport: about 17 miles on I-95. Often 25 to 40 minutes.
- Metro-North: West Haven station opened in 2013. New Haven's Union Station is roughly 10 to 15 minutes away by train. Trains to Grand Central generally take well over an hour and a half.
- Buses: CTtransit buses serve West Haven, including the train station.
Test your commute at the time you would really travel.
How to buy a home in West Haven, step by step
- Pick your monthly number first. Include mortgage, city tax, fire district tax, insurance, any flood insurance and any condo fee.
- Get fully pre-approved. It is information, not pressure.
- Ask about first-time buyer programs. Your lender can tell you whether you qualify for a Connecticut Housing Finance Authority (CHFA) loan or down payment help.
- Decide your must-haves and nice-to-haves. Decide early whether a multifamily is on the table.
- Tour with a condition checklist. Check the roof, basement, electrical and heating, plus the fire district and flood zone for each address.
- Write a clean, well-supported offer. We review recent sales together first.
- Move through attorney review, inspection, appraisal and closing. Connecticut closings are handled by attorneys, so choose a Connecticut real estate attorney early.
