Quick answer: East Haven sits about 5 miles east of downtown New Haven, with a Long Island Sound shoreline and Tweed New Haven Airport on its western edge. The real estate mill rate for fiscal year 2026 to 2027 is 35.78, and a town-wide revaluation takes effect October 1, 2026. If you want to buy here, build your budget around the tax bill, check the flood zone before you offer, and visit more than once if the home is near the airport.

I'm Rachel Natal, a Realtor with Real Broker LLC, licensed in Connecticut and Massachusetts. I wrote this guide to give you a straight look at East Haven before you make an offer. No pressure. Just the things that move your monthly payment.

Why do buyers choose East Haven?

Location comes up first. East Haven is next door to New Haven, so Yale University and Yale New Haven Hospital are a short drive away.

Price comes up second. Redfin's recent median sale price here was roughly $90,000 below the figure for neighboring Branford's main ZIP code.

Then there is the shoreline, with the East Haven Town Beach and Farm River State Park off Short Beach Road.

Here is the honest part. The mill rate went up this year, from 33.44 to 35.78. Parts of town sit in flood zones. And the airport is a convenience on some streets and a noise source on others. None of that rules East Haven out. It belongs in your math.

How competitive is the East Haven housing market?

Competitive. Redfin's data for the three months ending August 2026 showed a median sale price of about $397,000 in East Haven, up about 15 percent from a year earlier. Homes took a median of 41 days to sell, and about 61 percent sold for more than the list price.

What that means for you:

  • Most sales are closing above the asking price, so decide your ceiling before you tour.
  • Prices moved a lot in a year, so look at the most recent sales.
  • Your monthly number needs taxes in it from the start.

Numbers change every month, so ask me for current sold data on the specific street.

What types of homes can you find in East Haven?

Single-family homes

This is most of the market. The town's 2019 Plan of Conservation and Development says almost two-thirds of the housing is single-family detached and about 64 percent of all housing was built before 1980. About one in five homes dates to the 1950s. Expect a lot of Capes, ranches and Colonials from those decades.

Shoreline cottages and rebuilt homes

Near the beach, older cottages sit next to homes that have been rebuilt or raised. The town plan notes that homes rebuilt after Hurricane Sandy in 2012 had to meet FEMA standards, which generally means raising the house.

Condos and multifamily homes

Condos are part of the mix, especially near the shore. Review the monthly fee, the budget, the reserve fund, any special assessments and the master insurance policy, including flood coverage. Older two-family and three-family homes show up along Hemingway Avenue.

New construction

Limited. The town plan counted only 160 new housing units from 2006 through 2015.

What are the different areas of East Haven like?

I will not tell you which part of town is "best." What I can do is describe the housing and what is nearby, so you can match it to your budget, your commute and your daily routine.

  • The Center: Main Street, Town Hall, Hagaman Memorial Library and the Green. The streets around it are mainly single-family homes, most more than 60 years old.
  • Momauguin and Cosey Beach: the south end on the Sound. Single-family homes, former cottages and condos near the town beach. Much of it is in a flood hazard area, and street parking in the beach district requires a permit.
  • Near Tweed: the southwest corner by the New Haven line. Check aircraft noise for the specific street.
  • Foxon: the north end along Route 80 (Foxon Road), the town's northern shopping corridor. It is the hilliest part of town, and East Haven High School is here.

For schools, contact East Haven Public Schools to confirm which schools are assigned to a specific address. Do not rely on a listing for that.

How do property taxes work in East Haven?

Connecticut towns tax real estate using the assessed value and the mill rate. The basic math is:

Assessed value x mill rate, divided by 1,000 = yearly property tax

Example: a home with an assessed value of $180,000 at the current 35.78 mill rate would be about $6,440 a year, or about $537 a month.

Three things to know:

  1. Assessed value is not the sale price. Connecticut assesses real estate at 70 percent of market value as of the last revaluation. East Haven's was in 2021, so current assessments are well below what homes sell for today.
  2. A new revaluation takes effect October 1, 2026. Owners get a notice of the new value and can ask for an informal hearing. Taxes based on the new values will be billed in July 2027.
  3. The tax amount on a listing today may not be what you pay in 2027. When assessments go up, the mill rate usually comes down, but individual bills can still shift up or down.

My advice: budget from the current tax bill, then leave yourself some cushion for 2027.

What should an East Haven home inspection cover?

On top of a standard home inspection, talk with your inspector about:

  • Electrical and plumbing: older panels, ungrounded outlets, original pipes, and a camera scope of the sewer line.
  • Oil tanks: the age of a basement tank, and any sign of a buried one.
  • Heating, roof and chimney: ages, flashing and liners.
  • Basement and drainage: moisture, sump pumps and grading, especially near the shore and the Farm River.
  • Shoreline homes: piers or raised foundations, flood vents, and wear from salt air.
  • Radon, lead paint and asbestos: test for radon, and ask about lead and asbestos in homes built before 1978.

What about water, sewer and heat?

Public water comes from the Regional Water Authority. Sewer service is through the Greater New Haven Water Pollution Control Authority, a regional authority with its own rates and billing. Ask the seller for recent water and sewer bills, and confirm for the exact address that the home is connected.

For heat, ask whether the home uses natural gas, oil or propane, and ask for 12 months of costs when you can.

What should buyers know about flood zones in East Haven?

The town's own plan says extensive areas are subject to river or coastal flooding. This is not only a beachfront question.

  • Look up the current FEMA map. Zones that start with A or V are high-risk. Maps change. In 2017, new panels along the Farm River took more than 200 homes out of the flood zone.
  • Your lender may require flood insurance. It is required if the home is in a high-risk zone and you have a federally backed mortgage. Regular homeowners insurance does not cover flood damage.
  • Ask the seller what they pay now. Request the current policy and its yearly cost, then get your own quote.
  • Ask for an elevation certificate. It documents how high the building sits, and FEMA says it can lower the price of a policy.
  • Ask before you renovate. Work near the shore can involve the town's Flood and Erosion Control Board.

What should buyers know about Tweed New Haven Airport?

Tweed sits on the New Haven and East Haven line and has commercial airline service. Some streets hear aircraft clearly and some do not, so visit more than once, at different times of day.

There is also a proposed expansion. The plan the FAA reviewed includes a new terminal on the East Haven side and a longer runway. As of October 2026:

  • An April 2026 framework agreement among New Haven, East Haven, the airport authority and the airport operator includes a noise study and permanent noise monitoring. The parties said it does not approve any project.
  • In July 2026, a federal appeals court upheld the FAA's environmental approval.
  • State, federal and local approvals are still needed, including East Haven's Planning and Zoning Commission.

How is the commute from East Haven?

  • Downtown New Haven: about 5 miles from the town center, often 10 to 20 minutes by car depending on the time of day.
  • I-95: runs through the middle of town. Route 80 connects Foxon toward I-91.
  • Trains: none in East Haven. New Haven's Union Station, with Metro-North, Amtrak and Shore Line East, is about 4 to 5 miles from the center. The Branford Shore Line East station is about 3 miles east.
  • Bus: CTtransit Route 204 serves East Haven, including a Momauguin branch, and Route 212 has a Foxon Road branch.

Test your actual commute at the time you would really drive it.

How to buy a home in East Haven, step by step

  1. Pick your monthly number first. Include mortgage, taxes, insurance, flood insurance if it applies and any condo fee.
  2. Get fully pre-approved. It tells you what is realistic.
  3. Ask about first-time buyer programs. Your lender can tell you whether you qualify for a Connecticut Housing Finance Authority (CHFA) loan or down payment help.
  4. Decide your must-haves and your nice-to-haves. Write them down before you tour.
  5. Tour with a condition checklist. Look at the roof, basement and heating system, and check the flood zone and the flight path.
  6. Write a clean, well-supported offer. We look at recent sales together first.
  7. Move through attorney review, inspection, appraisal and closing. Connecticut closings are handled by attorneys, so line one up early.
